Changing your booking - if, after our booking confirmation invoice has been issued, you wish to change the booking in any way, we will do our utmost to accommodate you, but it may not always be possible. If one party withdraws from the holiday, someone else can take their placing providing they satisfy the conditions of the original booking and you inform us at least 14 days before departure. An administrtion charge may be applied.
Paying for your holiday - you are required to pay a 30% deposit when booking and the balance must be paid at least 10 weeks before your departure date. Failure to make payments will be treated as a cancellation and cancellation charges will be applied. If you book within 10 weeks of departure this will be treated as a late booking and we must receive the full amount at the time of booking. We reserve the right to reasonably amend the price of your booking after you have booked but no later than 30 days prior to departure.
If you cancel your holiday - to cancel your booking, you must provide us with notice in writing from which you will receive a confirmation of receipt notification. Cancellation takes effect on the date we receive the notice. The closer the cancellation is to departure, the less likely we are to recover the costs by reselling the holiday. We ask that you provide as much notice as possible. If the holiday has to be cancelled for a reason covered by your insurance policy, the cancellation charges should be recoverable. The following cancellation charges apply:
- More than 56 days notice Deposit only
- 41-55 days before departure 40%
- 31-40 days before departure 60%
- 22-30 days before departure 80%

If we cancel/change your booking - in the unlikely event that we have to cancel or change your booking due to bookings being made many months in advance, we endeavour to avoid any changes or cancellations, and must reserve the right to do so. We will notify you as soon as possible and allow you 7 days to either accept or cancel the booking. In the event of a significant change you can either (a) accept this on a rengeotiated rate or (b) accept a full refund. We regret that we cannot pay expenses, costs or losses incurred by you as a result of any change or cancellation or by any force majeure event (such as threats o ware, riot, civil strife, industrial disputes, terrorist activity, natural or nuclear disaster, fire, airport closures, adverse weather conditions and similar events beyond our control).

This security deposit will be refunded within 28 days of you leaving the property, subject to any damage or breakages caused by you or any of your invited party. Liability will be limited to the cost of replacement/reinstatement. If the cost exceeds the value of the security deposit you will be billed separately.
